This residence project was undertaken with a multi-disciplinary team providing complete design/build/finance and operation services and included the participation of Campus Living Centres and Cannon Design.

The five storey building includes accommodation for 709 students, associated common areas for studying, recreation and socializing. Full food services are provided in a ‘Marché’ style 350 seat facility. Additional facilities include a convenience store, laundry, business centre and bicycle storage areas.

The building’s footprint creates both a public and a private courtyard which overlook the Oshawa Creek and Conservation Authority. The overhead walkway above the main entrance of the residence is a primary architectural feature that provides a portal to the public courtyard and access to the ‘Marché’ style facilities.

Dacon Construction served as the builder and project manager on this building. Construction of the residence was one of many components of a major UOIT/Durham College campus redevelopment. In order to receive occupancy for the start of the academic year, construction of the residence had to begin before the design and cost of the storm water system was finalized.

The project opened on time for the September move in of the students. The original projected budget was met; however, the owner requested and paid for $600,000 in changes including an enhanced high speed internet network and the costs associated with storm water management. As a result of our proactive approach, we met our occupancy schedule, stayed on budget, and provided the client with a reasonable cost for the storm water management system.

Campus Living Centres is responsible for all day to day operations including, but not limited to, Student Life, room and roommate selection, front desk management, maintenance, housekeeping, financial management (including capital planning), and sales and marketing to all potential users.
